Your Smart Home Dealer Is Gone. Your House Isn't. (A Rescue Guide)

Somewhere in your house there is a metal box that runs your lights, or your shades, or the whole place. It cost real money. It still works, mostly. And the company that installed and programmed it is gone: retired, acquired, out of business, or simply done returning calls. Every keypad does today what it did the day they left, and nothing about it can change, because the only people who could change it have vanished.

This page is for that exact situation. It covers what is actually wrong (usually nothing, mechanically), the free steps worth trying before you pay anyone, the honest odds by brand, and how to tell a rescuable system from one that genuinely needs a fresh start. We do this work for a living, so weigh our words accordingly; the free steps are free either way.

First, the good news: the hardware almost never died

Systems from Lutron, Control4, Savant, and Crestron are commercial-grade. Twenty-year-old processors run for decades; keypads outlive the marriages that picked the engraving. When a system like this "stops working," what usually stopped is the relationship: the person with the programming software and the project file left, and the system froze in its last configuration.

We know this first-hand. At a family property here in Marin, a 1990s Lutron HomeWorks system ran 157 lights, 50 engraved keypads, and 5 shades, and for roughly fifteen years nobody could change any of it. The dealer was gone, and the programming software went with them. The hardware was never broken. In 2026 it came back to life without replacing a single device, and it now runs the house daily. More on how below, because the method matters to what you should do next.

Why this keeps happening

Dealer-installed systems are programmed with dealer-only software: a certified installer holds the tools and a project file that describes your house. That model works until the dealer retires, gets bought, or drops the brand. The manufacturers know it; the industry politely calls these "orphaned systems." Nobody markets to their owners, because there is no new hardware to sell them. That is the gap this page, and frankly our business, exists in.

The free steps, in order

1. Hunt the project file. Your system's configuration lives in a file the original programmer created. Check: old emails from the installer or electrician, any USB stick or CD that came with the house paperwork, the seller or previous owner, and the original installation company's successor if it was acquired rather than closed. That file can save hours of paid reverse-engineering, which at anyone's hourly rate is real money.

2. Call the manufacturer as the owner. Lutron, Control4, Savant, and Crestron all have support lines, and they will talk to a legitimate homeowner. They can tell you what your model is, whether documentation still exists, and which dealers near you still service it. One warning we mean seriously: do not factory-reset anything before this call. A reset can erase the stored program, which may be the only surviving copy of how your house is wired together.

3. Ask for a successor, honestly. For current-generation systems this often just works: Control4 and Savant both route homeowners to active dealers, and a new dealer can take over a modern install. The friction is real but ordinary: takeover visits, hourly minimums, and for some brands a subscription. If your system is recent and a good dealer is nearby, that can be the right answer, and this page will have cost you nothing.

The honest odds, brand by brand

Older Lutron (HomeWorks generations). Best rescue odds in the business, and the reason is unglamorous: documented protocols. Several generations of Lutron equipment speak documented integration protocols over a serial port or the network. That is how our fifteen-year rescue worked: the processor had a nine-pin serial port on its face and a published command set, so new software could be written to speak to it directly. No dealer software, no new hardware.

Control4. Programming requires a certified dealer, so the realistic path is a takeover by another dealer. Know two numbers going in: remote (out-of-home) app access sits behind the optional Connect subscription at $249 per year (optional on new systems since November 2025), and at least one dealer publicly posts $250 per hour for custom work on gear outside its supported list, against a national integrator median of roughly $107 to $114 per hour. The system is recoverable; the dependence is the product.

Savant. The hardest lock-in we can document, so we will say it precisely: if the Essentials subscription lapses, the system keeps running its current configuration, but configuration uploads are disabled, and subscriptions are sold only through dealers. Getting changes made again means both an active subscription and an active dealer. If yours still runs, it is not broken; it is frozen, and unfreezing it is a dealer-and-subscription conversation, not an engineering one.

Crestron. Dealer-programmed, but with a real independent-programmer market: Crestron professionals take freelance work, and the platform is programmable enough that an orphaned system with its source files is very fixable. Without the source files it is harder; that is why step one above matters most for Crestron owners.

The engineering route (what "rescue" means when we say it)

When a documented protocol exists, a rescue is software work: identify the system, find its integration documentation, and write a bridge that speaks to it. From there the house shows up on a modern screen, on your phone, in schedules and scenes, without touching the wiring and without replacing hardware that has run flawlessly for twenty years. It is not magic; it is reading manuals most people have no reason to own. The result is the part that matters: the program that runs your house stops being trapped in one company's vanished toolchain, and becomes something you own.

And once it is talking again, it can do things it never could. The old dealer software could only do what it shipped with; a rescued system on an owned console can run automations that cross what used to be separate systems, lights that respond to a camera or the time of day, a scene the original programming had no way to express. The rescue gets your house back. What you build on it afterward is the part the old system was never capable of.

When to stop (honest triage)

Some situations are not rescues, and you should hear that from a rescue company. If devices are physically failing, dead dimmer banks, burned panels, water damage, you need an electrician first; software cannot fix hardware. If your system is a current-generation platform with an active local dealer network, a takeover is often cheaper than engineering. And if what you actually want is different hardware everywhere, a rescue only delays the remodel. The test we use: does the existing gear still do its job, and is the only thing missing the ability to talk to it? If yes, it is probably worth saving.
