A San Francisco Smart Home, Without Tearing Open the Walls
San Francisco homes break most of the assumptions a smart-home dealer is built on. A lot of them are a century old, with plaster walls and no attic to run wire through. Many are condos or flats where you own your unit but not the building. And most of the people living in them rent, which usually gets read as "smart home not allowed." None of that is a dealbreaker. It just means the right approach here is wireless, reversible, and yours to keep, not a hardwired system bolted into someone else's building. Here is the honest version of what works in the city.
Quick note on who is writing this. We build home consoles, and this page says so plainly when it gets there. Everything before that is the advice we would give a friend with a flat in the Mission or a condo in SoMa, including the parts where the answer is "you may not need us."
Three things about SF homes that dealers quietly hate
1. The walls are old, and you should not cut into them
Victorians and Edwardians make up a huge share of the city's housing, and they were wired long before anyone imagined an app. Behind the plaster and lath is often knob-and-tube, no insulation cavity to fish a cable through, and trim you cannot match at any hardware store. A traditional installer's answer is to open walls and pull new low-voltage wiring. In a pre-war flat that is expensive, slow, and a small act of vandalism against the exact character you paid for. The better answer is wireless: lighting control that swaps in at the existing switch, sensors that stick where they need to be, and a hub that sits on a shelf. Nothing gets torn open, and nothing is permanent.
2. You own your unit, not the building
In a condo, a TIC, or a two-unit flat, the roof, the risers, the electrical service, and the exterior are usually shared or HOA-governed. You cannot add solar to a roof you share, you cannot always touch the panel, and you may need approval to change anything visible from outside. That kills a lot of dealer proposals on the spot. What it does not touch is everything inside your own four walls: your lights, your outlets, a water sensor under your own sink, a camera on your own door, your own energy use. An owned console works at exactly that boundary. It monitors and controls what is yours to control, on hardware that lives inside your unit, and it never needs the HOA's permission to show you a screen.
3. Most of you rent, and that is supposed to be fine
The city runs on renters, and the usual assumption is that renting means no smart home. It is backwards. Because an owned console is wireless and reversible, it is the one version of this that actually suits a renter: the switches pop back out, the sensors peel off, the hub goes in a box, and the whole thing moves to your next place. You are not improving your landlord's building. You are buying something you keep, the way you keep a couch. When you move, it comes with you, and it still works.
The one that matters more in the city: water
In a detached house, a slow leak is your problem. In a San Francisco flat or condo, a leak is also the ceiling of the unit below you, and you are the one who pays for it. Old supply lines, shared walls, and a downstairs neighbor turn a dripping valve into a five-figure claim and a very bad conversation. A water monitor on your main line (we run Flume on our showcase home) catches the anomaly and puts it on the same screen as everything else, so you see "unusual flow overnight" before your neighbor sees a stain spreading across their ceiling. For a lot of city owners this is the single most valuable thing on the console, ahead of any light.
What "one screen" actually looks like in an SF flat
You already have the apps: one for the lights, one for the thermostat if you have one, one for the water meter, one for the door camera, one for the EV charger you fight for at the curb. The console is the one screen that shows and runs all of it, without replacing any of it. In a typical city home that means Lutron lighting that retrofits without rewiring, water monitoring on the main line, your energy use where you can actually see it, door and package cameras, and, if you happen to have solar or a battery, that too. If a device has an app, a meter, or a schedule, it can usually go on the screen. Whatever you do not have, you simply leave off. There is no solar section on a console for a flat with no solar.
Being honest about solar and the big dealer gear
Our own Marin showcase home runs solar and a battery through the console, and it is genuinely useful there. In much of San Francisco it is not on the table: shared roofs, north-facing lots, fog, and HOA rules take it off the menu, and we are not going to pretend otherwise. The console is not a solar product. It is one screen over whatever you actually have, which in the city is usually lighting, water, energy visibility, and cameras. If your building can support more later, it is ready for it. If it never can, you are not paying for a feature you cannot use.
Why owned matters more when you do not own the building
The whole pitch of a dealer system is that one company holds the keys. That is the last thing you want in a rented flat or a small condo. An owned console is the opposite: it runs on hardware you paid for, every account and login is in your name, you get the documentation and the configuration, and any competent person can take it over. If we disappeared tomorrow, your lights still work, your water alert still fires, and your screen still loads, because none of it phones home to us to function.
